Bill has established relationships with CPAs, tax attorneys and exchange facilitators to ensure that his clients can capitalize on the few remaining tax saving strategies. Every option is considered including but not limited to: Installment Sales, Personal Annuity Trusts (PAT), Charitable Remainder Unitrusts (CRUT), and IRC 1031 tax deferred exchanges

PROJECT MARKETING
Once a property is exclusively listed, Bill has the ability to convert a proposal into a very successful Marketing Plan of Action that targets a specific buyer profile. By understanding the total market overview (TMO) Bill can help calculate the timeline for marketing a property so plans can be made for the future. By networking with other brokers that perform, advertising with well-placed/written ads and by making direct contacts via fax, mail and telephone, Bill has been able to sell his exclusively listed inventory at an average of 98% of the asking price.

LOCATING BUYERS
Establishing a business philosophy is one thing, and actually making it happen is another. Bill has consistently located buyers for his listing by using marketing techniques not commonly used in the real estate industry. By using headlines that arouse curiosity and emotion from active buyers, Bill has always been able to keep the telephone ringing with qualified prospects.

CONTRACT NEGOTIATING
The importance of a legally binding contract that also meets the needs of both parties is an art that Bill takes pride in. His experience in writing contracts along with his ability to effectively communicate with people and solve problems is a tremendous asset to his clients. Bill has always been able to effectively negotiate all contracts, including the newest California Association of Realtors (CAR) Investment Property Form. Clients are represented with an emphasis on creating an enforceable document that minimizes any liability for his client, during and after the close of escrow.
